Booking in to view a property has never been easier, all you need to do is fill out the contact form on the page of the property you are interested in viewing and we will contact you either by email or phone to arrange a viewing. If you want to view more than one of our properties please complete the contact form on the page of each property you want to view and we will arrange an appointment for you to see all the properties you are interested in.
You will be greeted by either Oliver or Niamh outside the property and will be given a tour. All of our properties are currently occupied but the current tenants will be made aware that a viewing is taking place. Throughout the viewing feel free to ask any questions you may have and please let us know your thoughts on the property. We are happy for you to take photos/videos but if you wish to do so please let us know so we can double check it is ok with the tenants.
If you decide you love one the property and would like to book it, let us know as soon as possible. We will confirm all the details with you and if you are happy to proceed we will send you a tenancy agreement a tenancy agreement to read through and complete online. We will also ask for a security deposit which is normally £200 per person. Once the tenancy agreement is signed and the deposit is paid the property is secured. Congratulations!
Our tenancies usually run from the 3rd of July until the 30th of June. On occasions a later start date will be arranged if a property is going to undergo refurbishment works over the summer. If this will be the case it will be discussed on the viewing.
We ask tenants to pay their rent in 4 equal instalments paid in June, October, January & April. We ask tenants to set up their payments in advance on their online banking. Although we find our payment schedule works well for most tenants it is not set in stone and we are happy to provide some flexibility if needed and we also offer monthly payments.
We are happy to rent to non-students and we often have young professionals stay in our properties. Please note that if you are not a full time student you will not be exempt from council tax and will therefore need to make council tax payments directly to Sheffield City Council. If you are the only non-student in a property you will receive a 25% single bill payers discount.
We require guarantors to complete a guarantor agreement which will be sent to you online. We will also ask you provide us with proof of your address in the form of either a bank statement, council tax bill or utility bill.
Lots! The safety and security of our tenants is of the upmost importance to us and all of our properties meet the required regulations. More information can be found on our ‘parents’ page.
No, we recommend tenants take out their own contents insurance and The NUS recommends Endsleigh. Before a policy is bought, be sure to check your son/daughter is not covered on your homes insurance policy whilst they are at university as some insurance providers offer this cover.

All of our properties are in a well-established student area, just on the outskirts of the city centre. We consider the area to be safe and there are many amenities close-by. Our office is within close proximity to most properties and our local PCSO (Craig) is always around and happy to offer advice on security and safety.
Some essential items we recommend tenants bring with them are – iron and ironing board, kettle, toaster, mop and bucket, kitchen bin and vacuum cleaner.

If there is an emergency in the property and tenants need to get hold of us right away, they can call our emergency maintenance number which is available 24hrs a day. The number is issued to tenants in their welcome pack which is given to them with their keys.
We register deposits with The Deposit Protection Service (The DPS). We use their custodial scheme which involves us forwarding deposits on to The DPS who hold them for the duration of the tenancy. When a deposit is sent to The DPS they will notify a tenant who is prompted to create an account with The DPS. The tenant can then log into their account at the end of their tenancy and claim their deposit back, subject to a satisfactory property inspection.
